The downtown condo that made sense when you bought it isn't the one you need now. That means it's worth knowing what selling actually looks like right now.

I hear a version of this often: a downtown condo that was exactly right at closing has stopped fitting. More people in the home, more stuff, a home office that used to be a guest room. The layout that felt spacious at purchase now feels like it's working against you every day.

None of that is a referendum on downtown living. It's a space problem, and space problems have a straightforward first question: if you listed your downtown condo now, how long would it realistically take?

Even the 3BR Market Is Moving Faster Than It Was

Downtown Chicago three-bedroom condos had a median market time of 41 days over the trailing 12 months, compared to 57 days in the prior 12-month period. That's a 16-day decrease in how long it took a typical 3BR downtown condo to sell.

If part of your hesitation has been "this could take months to sell," the trailing 12-month data on downtown 3BR condos doesn't support that as the default expectation anymore.

What a Faster Market Changes About Your Timeline

A shorter median market time changes how I'd talk through sequencing with you. When a downtown 3BR condo sale is more likely to move in weeks rather than months, I get more comfortable discussing overlap — lining up your sale closer to a purchase, instead of building in a long buffer between the two.

That's a planning conversation, not a promise about your specific unit. But it does mean the "sell first, then figure out the rest" mindset doesn't have to be the only way to sequence this.

What a Faster Market Doesn't Tell You

A median is a midpoint across an entire segment, not a forecast for your address. The 41-day figure describes downtown Chicago 3BR condos as a group over the trailing 12 months — it doesn't account for your specific building, your price point, or the condition of your unit.

Some downtown 3BR condos in that trailing period sold faster than 41 days, and some took considerably longer. The number tells you the market's general direction, not your outcome.

Sizing Up the Move Itself

Outgrowing your downtown condo raises a natural next question, but not one you need to resolve today: does more space mean leaving downtown, or does it mean a different downtown unit — a different layout, a different building, a different floor plan within the same neighborhood you already know?
